The Lender, Owner, Contractor and Supplier of a construction project want assurances that funding and completion will take place as agreed and that their financial interests are safeguarded by an impartial construction control program.

 PIONEER FUNDING SERVICES is prepared to provide these assurances through a variety of Construction Loan Disbursement and Construction Inspection Services.  Our programs are designed to expedite the completion of the project and minimize the possibility of disputes, claims, liens or other causes for construction delay.

Our goal is to deliver the following high quality services for as low of a competitively priced fee as possible:

Ø     CONSTRUCTION PROGRESS INSPECTIONS, including construction progress reports, digital photographs and construction status evaluations performed by professional and qualified construction inspectors.

Ø     CONSTRUCTION LOAN DISBURSEMENTS, including the creation of an independent escrow trust account to receive, hold and disburse the construction funds in accordance with the terms and conditions of the Loan or Construction Agreement.

Ø     PROCESSING OF CONSTRUCTION DOCUMENTS, including collection of title policy endorsements, lien waivers or statutory releases as may be required by the terms and conditions of the Loan or Construction Agreement.

Ø     1099 REPORTING, including tracking, preparing and reporting of all 1099 forms required by the Internal Revenue Service.
